Stanwood Showing a Strong Market

When emailing my clients this morning I ran stats on both the Camano Island and Stanwood residential real estate market.  Our two areas are so closely linked, and I am very intrigued by the difference in our markets.  I was surprised to see that Stanwood has almost the same number of pendings and solds as Camano, however the inventory is 38% lower than Camano’s.  In fact, comparing February of 2010 to February 2009, solds are up 533%!! Days on market for sold properties in the last six months is only 87 days compared to 137 for Camano.  What does this mean?  If you are a seller on Camano, you have more competition and you must be aggressive with your pricing.  Ask your local agent (me of course!) to run comparables to make sure you are priced according to the market.  With a good agent, aggressive pricing, and a reliable company you will sell.  It’s just a matter of time and numbers!
